Understanding Florida’s Homestead Exemption for Seniors

Florida offers one of the most generous homestead exemptions in the country, providing significant property tax relief for homeowners. For Florida seniors, additional exemptions may be available, reducing annual property taxes and helping older residents stay in their homes. As an experienced Florida elder law attorney, I help seniors navigate their legal and financial options to protect their assets.

Here’s what you need to know about Florida’s homestead exemption and how it benefits seniors in Florida.

What Is Florida’s Homestead Exemption?

The Florida Homestead Exemption is a property tax benefit that reduces the taxable value of a primary residence. Eligible homeowners can receive up to a $50,000 exemption, applied as follows:
✔ First $25,000 applies to all property taxes, including school district taxes.
✔ Second $25,000 applies to non-school taxes for properties assessed over $50,000.

This exemption can significantly lower a senior homeowner’s annual property tax bill, making homeownership more affordable in retirement.

Additional Homestead Exemptions for Florida Seniors

Seniors 65 and older may qualify for additional exemptions, depending on their county or city of residence. These include:

✔ Senior Limited-Income Exemption – Some Florida counties offer an additional $50,000 exemption for seniors who meet income requirements. In 2025, the income cap is adjusted annually for inflation.

✔ Long-Term Residency Exemption – Seniors who have lived in their homestead property for at least 25 years, have an income within the set limit, and own a home worth less than $250,000 may qualify for a full exemption from property taxes in certain counties.

✔ Veteran and Disability Exemptions – Florida also offers property tax discounts for senior veterans, disabled individuals, and surviving spouses of first responders.

How to Apply for the Florida Homestead Exemption

To claim the homestead exemption, you must:

  • Own and occupy your Florida home as your primary residence by January 1st of the tax year.
  • File an application with your county property appraiser’s office by March 1st.
  • Provide proof of residency, such as a Florida driver’s license, voter registration, or utility bill.

Seniors applying for income-based exemptions must submit proof of income each year.
